Why the Highest Offer Isn't Always the Best Offer
Consider the Buyer's Financing2
When selling a home, seeing the highest number on an offer can be exciting. But the highest offer isn't always the strongest offer.
A successful home sale involves more than the purchase price. Sellers should consider the buyer's financing, contingencies, closing timeline, earnest money, and overall likelihood of reaching the closing table.
A slightly lower offer with strong financing, fewer contingencies, and a flexible closing date may provide greater certainty than a higher offer with multiple conditions.
For example, a buyer offering $500,000 with complicated contingencies may create more uncertainty than a buyer offering $490,000 with solid financing and a straightforward contract.
The right offer also depends on your timeline and financial goals. A seller who needs flexibility may value a specific closing date or fewer contingencies over a higher price.
Likewise, buyers should focus on creating a complete, realistic offer—not simply offering the most money.

The biggest number on the table isn't always the winner. In this video:
The best offer is often the one that balances price, terms, certainty, and your individual goals. Before accepting an offer, look at the entire package—not just the number at the top.
